Becky and Sarah joined forces in 2016 having separately realised a market gap existed in Northern Ireland for quality management of housing developments set up with a Resident Management Company (RMC).
As a Chartered Building Surveyor Becky was encountering problems with the shared spaces that affected property sales. Meanwhile Sarah had been serving on the board of her own development’s management company and experienced the headache of trying to find a new managing agent that delivered on customer service.
We formed Ballymena Block Management Ltd in October 2016 and signed our first client in April 2017. We have already achieved a modest portfolio of varied developments, all within County Antrim, many are in the Ballymena Area which is the ideal seedbed for any service that must deliver value for money! We watch every penny on behalf of clients but punch above our weight thanks to local knowledge, a supply of trusted contractors and local government contacts. We were delighted to be appointed managing agents of an exciting new development of 240 houses in September 2018.
Two of our early clients came to us with complex problems which we successfully resolved and managed to achieve cost savings for. You can read more about this here
We have worked hard to develop efficient and proactive management tools for early detection of problems, effective work planning and consultation with homeowners. This has succeeded because of Becky’s expertise in building defect analysis combined with Sarah’s years of administrative experience gained in financial services and local government. We have designed our processes to be fully compliant with the Royal Institution of Chartered Surveyors (RICS) Code of Practice for Managing Agents. RICS is the only relevant professional body for block management in Northern Ireland yet only a handful of managing agents have achieved RICS registration for block management here.
We are excited about the future of block management here and in addition to expanding our services across Northern Ireland we hope to influence the market to force higher standards for homeowners of shared spaces.
